"I walk my neighborhood a lot, and I can't turn my roofer brain off, honestly. A few things I catch myself checking on almost every house:
- Rust streaks running down from exposed fasteners, usually near vents or old satellite dish mounts. That's corrosion starting, and it's a sign the fastener or flashing, the metal pieces that seal the joints and edges of a roof, needs attention before it becomes a leak.
- Lifted shingle edges on the side of the roof that faces the ocean. Wind off the water gets under an edge that isn't sealed well, and once one tab lifts, the ones around it usually follow.
- Ridge cap wear, the row of shingles or tile along the very top of the roof. That's the highest-exposure part of any roof, and it's often the first place you'll see wear years before the rest of the roof shows its age."
